Condition Review
Review accessible framing, surfaces, transitions, drainage and visible deterioration before pricing.
Decks · Exterior Repairs · Outdoor Improvements
Composite decking and coordinated exterior improvements with attention to structure, drainage, weather protection and finish durability.
A complete construction scope
Decking, stucco, trim and paint are exposed to sun, temperature swings and water. Successful exterior work starts with sound framing, suitable fasteners, correct clearances and proper preparation.
We document whether existing framing is assumed reusable, identify visible repairs and define how concealed damage will be handled if it is discovered after removal.
Every proposal identifies project-specific inclusions, exclusions, allowances and permit responsibilities.

Existing conditions
Proposals should state the assumed condition of reusable framing. Rot, corrosion, inadequate connections or prior unpermitted modifications discovered after removal are reviewed before extra repairs proceed.
Common questions
It may be reusable if dimensions, condition, spacing and connections are appropriate for the selected decking and approved scope. The initial review is visual unless destructive investigation is specifically included.
Removal, hauling and disposal are included only to the extent described in the proposal.
Requirements depend on the location, height, structural changes and local jurisdiction. Structural replacement, guards and stairs commonly require permit review.
We document the condition, explain the recommended repair and provide a written change order when the repair is outside the original scope.
