A roof scope that accounts for what is underneath.

Roof repair and replacement coordination with clear assumptions for tear-off, sheathing, flashing, ventilation, fascia, permits and concealed conditions.

A complete construction scope

Water follows details—not the shortest proposal.

Roof performance depends on the covering, underlayment, penetrations, valleys, wall transitions, edge metal, ventilation and the condition of the deck below.

We define the visible roof scope, disposal, permit responsibility and unit pricing or change-order process for damaged sheathing and other conditions that cannot be confirmed before tear-off.

Matamoros Construction Inc. holds a California General Building classification. Standalone roofing scopes are coordinated with an appropriately licensed C-39 roofing contractor when required by CSLB rules.

Typical project scope

A roof system—not only the visible surface.

Final work is based on existing conditions, approved plans when applicable, and your written construction agreement.

01

Condition & Scope Review

Review accessible roof surfaces, penetrations, transitions, fascia, attic signs and known leak history.

02

Permit & Material Planning

Confirm local permit requirements, selected roof system, manufacturer components and delivery access.

03

Tear-Off & Protection

Protect the property, remove contracted layers and dispose of roofing debris as described in the agreement.

04

Deck & Edge Repairs

Replace included sheathing, fascia or substrate repairs and document concealed deterioration beyond the allowance.

05

Underlayment & Roofing

Install the specified underlayment, flashing, edge metal, roof covering, penetrations and ventilation components.

06

Inspection & Closeout

Coordinate required inspections, complete cleanup and provide contracted product or workmanship documentation.

Concealed roof conditions

Tear-off is when assumptions become visible.

Dry rot, damaged sheathing, inadequate flashing or prior modifications may not be fully visible during the estimate. The proposal establishes how those conditions are measured, documented and approved.

  • Written tear-off and layer assumptions
  • Sheathing repair allowance or unit price
  • Flashing and penetration details
  • Licensed specialty-trade coordination

Common questions

What homeowners ask before starting.

Do roof replacements require a permit?

Permit requirements depend on the jurisdiction and scope. Full reroofs commonly require a permit and inspections; repair requirements vary. The proposal assigns permit responsibility before work begins.

Can the exact amount of damaged sheathing be known in advance?

Not always. Accessible attic and roof conditions can be reviewed, but the full deck is visible only after removal. We use an allowance, unit price or written change order for additional replacement.

Do you handle roof work as part of an ADU or remodel?

Yes. Roof framing, sheathing, tie-ins and finish roofing can be coordinated inside a larger permitted construction project.

Who performs a standalone roofing project?

When the scope requires a roofing specialty classification, Matamoros Construction Inc. coordinates the project through an appropriately licensed C-39 roofing contractor in accordance with California requirements.

Can fascia, stucco or exterior paint be included?

Yes. Related edge, wall and finish repairs can be included when their limits, materials and paint responsibilities are written into the proposal.
